The Sant Antoni house in Menorca is one of three homes our studio has designed in the vicinity of Mahón port.

The property is located on an exceptional plot with FANTASTIC SOUTH-FACING ORIENTATION and spectacular sea views.

The project for the Sant Antoni residence, a development near Mahón Port, began with a commission from a developer who, after learning about the imminent limitation on building permits in the area, decided to construct a single-family home intended for sale upon completion.

The Sant Antoni and Cala Llonga area is situated at the entrance to the port, a five-kilometer-long natural harbor. These plots benefit from a privileged south-facing orientation and views of the city of Mahón, Es Castell, and the entire bay.

Our client’s brief was for a home that maximizes buildability, creating between four and five double bedrooms and including the amenities of a summer residence: a swimming pool, gym, and water area.

The plot has a steep south-facing slope, which is utilized to distribute the house across several levels that maximize its connection with the terrain and outdoor spaces.

The house is conceived as two volumes separated by a courtyard: a parking volume to the north, which helps maintain privacy, and a second two-story volume with living areas on the ground floor and bedrooms on the first floor.

The courtyard separating the two volumes is key to ensuring ventilation in all rooms, a necessary strategy for a home that will primarily be used as a summer holiday residence.

In terms of bioclimatic performance, the house is constructed with a low-transmittance clay block wall to achieve thermal mass. This way, heat accumulated throughout the day is released at night when the ambient temperature is cooler and ventilation is possible. Additionally, areas with greater sun exposure, such as the south facade, are protected by overhangs and wooden shutters.

In outdoor areas, pavements are susceptible to overheating. For this reason, all terrace pavements are laid directly on the ground, which helps maintain coolness, and trees and textile pergolas are used to create shade.

The finishes and installations have been meticulously designed to achieve a healthy indoor environment with natural humidity and temperature control, thanks to the use of natural and hygroscopic materials and air circulation.
