The basic and executive project build upon the foundation generated during the preliminary design phase and delve into its technical definition. Both are regulated by the Technical Building Code (CTE).

The ability to divide the project into two phases—basic and executive—streamlines the municipal building permit procedures with the City Council.

The basic project contains sufficient information to apply for a building permit, but the executive project must be completed before construction can begin.

Development of a Basic Project

 

The basic project develops the implementation and design foundations established during the preliminary design phase and consists of a report and a series of drawings—graphic documentation—so that the project’s implementation, architectural definition, and compliance with urban planning and building regulations are fully defined.

The basic projects developed by our team also include the definition of the bioclimatic strategy for the passive operation of the building. That is, those systems that, through their mere architectural definition, will improve the interior performance and comfort of the home without energy consumption.

This strategy also takes into account health and wellness criteria, prioritizing heating and ventilation through natural means both in winter, when strategies are sought to maximize the capture of sunlight and solar heat and store it inside the building, and in summer, when solutions are proposed that protect against solar heat and enhance natural cross-ventilation.

In the basic project, we also develop a preliminary budget based on the client’s available investment, which allows us to anticipate decisions during the construction system and materials definition phase.

Submission of a Basic Project to Obtain a Building Permit

 

Once we have generated the descriptive report for the basic project as well as the necessary graphic documentation, we process the certification from the College of Architects.

The certification verifies two essential parameters of any architectural project: first, that the architect who carried out the project is registered and qualified to execute the work; second, that the project meets the requirements established by the Technical Building Code and that the submitted project incorporates all necessary legal documentation.

The certification process usually takes a few days and is now carried out entirely digitally.

Once we have certified the project, it can be submitted to the city council for review by municipal technicians.

Our team usually requests a technical visit with the municipal technician prior to project submission in order to review together that the documentation to be submitted complies with the specific requirements of their municipal regulations.

It is important to note that although a building permit can be requested with only the basic project, it must be completed with the executive project documentation before construction can begin.

 

Development of the Executive Project

 

The executive project complements the basic project by including details of the construction system, structural system, installations, and equipment.

The definition of all these systems is necessary to begin construction, and although we may have been granted a permit with a basic project, construction cannot begin until the certified executive project is submitted to the city council.

In our team, the executive project is drawn with a high level of definition, not only in terms of graphic project definition but also in terms of construction measurements—a document that contains the detail of each project item, including everything from large-volume phases such as excavation to the last element such as faucets or switches.

The executive project defined in detail allows us to carry out the next phase of contractor bidding with complete price and cost certainty, so that the contractor will begin work with a contract without possible price or time deviations.

Throughout several technical meetings, we will specify the definition of each of the construction systems and materials that make up the project to meet the strictest climate performance standards, following sustainability and health criteria while keeping in mind the maximum investment established for the project development.

We hold several technical meetings focused not only on detailing the project definition but also on optimizing the construction system, energy efficiency system and installations, finishes and furniture, among others.

Once we finalize the executive project documentation, it is submitted to the city council to complete the basic project information and enable construction to begin. If the permit has already been granted, construction can usually begin immediately.

The final phase of an architectural project is the interior design project. In our projects, we include not only the selection of construction materials, but also all finishes, as well as bespoke furniture.
