We believe in the design process as a comprehensive, end-to-end accompaniment. For this reason, rigorous control and monitoring during the construction phase are essential to ensure that the build is executed in line with the philosophy of efficiency, sustainability, and health that we apply during the design phase.
We have Project Manager training certified by the Project Management Institute, which enables us to manage projects with strong determination and rigorous control of construction costs and timelines—an essential factor in preventing deviations from the planned investment, as well as delays during the construction phase.
Following a rigorous contractor tendering phase, in which price and delivery time have been negotiated and contractually agreed with penalties, we begin site supervision with a strict phase schedule and weekly oversight by our team.
On all our projects, a site director is appointed— a senior architect from our team—along with a works execution director (a technical architect from our team) and a health and safety coordinator, who in some cases will be the same person as the works execution director.
All of them are in constant communication with the construction team, both with the manager of the contractor awarded the project and with the site manager, maintaining an ongoing relationship to ensure the works progress correctly.
In addition, the client is included in all weekly communications and is kept up to date on schedule and cost tracking.
HOW DO WE ENSURE THERE ARE NO DEVIATIONS ON SITE?
One of the most frequently raised issues at the start of any project is controlling deviations in budget and timelines.
During the construction management phase, we follow several procedures to ensure the works proceed without unforeseen issues, without cost overruns, and without delays.
The process begins with a detailed project definition, with a rigorous specification of each system, element, and material included in the project—from wall and insulation details to joinery and flooring finishes, furniture, or the kitchen and bathrooms. We draw every last project element in detail so that no improvisation on site is permitted.
With the project fully detailed and supported by one of our technical architects—senior professionals with extensive on-site experience—we prepare a strict bill of quantities that includes the measurement, by length, area, or volume, of each element that makes up the building’s construction.
Based on the bill of quantities, we carry out the contractor tendering process using a comparison of three teams, with whom we review, negotiate, and agree a fixed price for each construction item.
Once we have selected the team responsible for construction, we conduct a thorough review of the company’s status by requesting technical and legal documentation for previous and current projects.
Next, a contract is signed between the client and the construction company, which includes the bill of quantities as well as the schedule of construction phases with delivery times.
It is important to note that the construction companies awarded the works are usually firms we work with regularly and with whom we already have a trusted relationship. Even so, the tendering process is always followed from start to finish, carrying out the tender with full transparency and rigor.
CONTROL DURING THE CONSTRUCTION PHASE
In addition to all precautions taken before works begin, the construction process is always structured around phase monitoring, in which execution certificates are issued that define each of the items to be paid.
This is a fully secure process for the developer, as they never advance capital to the contractor; instead, each item is paid only once the site management has certified its execution.
